Charming Beachfront Condo

An open-concept living area that seamlessly flows from the living room to the fully equipped kitchen. The living room features a comfortable sofa and armchair, perfect for lounging after a day of sun and sand. The large flat-screen TVs with cable and streaming services provide ample entertainment options. The kitchen is fully equipped with all the essentials you need to prepare delicious meals and snacks during your stay, including a refrigerator, stove, oven, microwave, toaster, dishwasher and coffee maker. The bedroom is a cozy and inviting space, furnished with two comfortable full-sized beds and quality bedding that ensures a peaceful night's sleep. The room also features a spacious walk-in closet and a large window with peak-a-boo views of the ocean. Wake up to the sound of waves crashing on the shore! The bathroom is clean and well-maintained, featuring a rain shower/tub combo and fresh towels. Step outside onto the balcony and you'll be greeted by the breathtaking views of the ocean, perfect for enjoying a cup of coffee in the morning to watch the sunrise.

NOISE must be kept to a minimum so as not to disturb others. After 10 P.M., quiet should be observed. WASHERS and dryers are located at the northeast and southeast ends of the building. Coins for machines are available in the office. Do laundry as needed. No machines permitted to run after 10:00pm. Washers will only hold four to six towels. Do not overload machines! $1.50/wash load, $1.00/dry load. PERSONAL GRILLS ARE STRICTLY PROHIBITED and will be removed/disposed of by management. DEPARTURE CLEANING: -Please start a dishwasher load (even a small load) with provided detergent before departing. We'll put them away! -Please make a pile of towels AND bedding (sheets, pillowcases, blankets) used during your stay for us to launder. -Please remove garbage and place in dumpster at west end of building. (DO NOT PUT TRASH IN CANS LOCATED IN PATIO OR BY THE BEACH WALKWAY). -Depending on your checkout day, our cleaners are not always immediately available and these small steps help keep out bugs and extra stink- thank you! -Unopened foods will be distributed to local families in need and/or food banks. SAND should be removed from body, toys, shells, and all beach gear at shower on patio. Do not wash any sandy items in condo sinks or tub as it clogs drains. Check for tar on shoes and feet before walking into condo. RATES are based on up to 5 occupancy per unit unless otherwise specified at the time of occupancy. WALKWAYS must always be kept clear of obstacles pursuant to fire regulations. Please do not run, skate, skateboard or bounce balls on walkways or patio areas as it presents a danger to all. PLEASE turn off all lights when leaving your condo and keep windows and doors closed when using air conditioning and heating. NO PETS a minimum of a $300.00 fee will be charged for any pets discovered in unit or if evidence and/or pet odor discovered after departure. Extra charge approval signature kept on file upon check in on your registration card. YOU WILL ALSO BE REQUIRED TO LEAVE WITH NO REFUND OF MONIES PAID. This is an HOA Rule. NO EXCEPTIONS. EMOTIONAL SUPPORT ANIMALS are welcome. Guest must provide proof of registration and up-to-date vaccinations at time of booking. An additional $20 cleaning fee will be charged to guest. NO SMOKING IN ROOMS OR DOORWAYS a minimum of a $300.00 fee will be charged for discovery of in room smoking or if evidence of smoking and/or smoking odor discovered after departure. Extra charge approval signature kept on file upon check in on your registration card. NO EXCEPTIONS. DAMAGES / MISSING ITEMS / EXCESSIVE CLEANING will be charged to credit card on file upon discovery. A minimum $300.00 charge will be applied to credit card on file if unit is not left in the condition, it was upon arrival and per instructions stated above. Extra charge approval signature kept on file upon check in on your registration card. Hurricane watches/warnings. Refunds are not given due to inclement weather. In the case of a mandatory evacuation, you will be required to leave the premises. You will be given a credit towards future occupancy of the condo for any days you are unable to occupy due to an official mandatory evacuation. Violation of rights/comforts/convenience to other owners/guests will result in immediate forfeiture of use of the condominium with no reimbursement of fees. Cancellation Policy: Varies per season, stay and source of booking.

-There are several improvements taking place to the building and surrounding area. There are no structural or safety issues but you may see some preparations being made for painting the exterior along with new construction next door. Please take this into consideration before booking. - This is a 2nd floor unit. There is a flight and a half of stairs to reach the 2nd floor. -We follow Airbnb's five-step enhanced cleaning process! -The condominium complex caters to retirees and families. Parties and gatherings are not allowed. -Smoking is not allowed in the unit, the doorway, or near any other unit's door and/or windows. Smoking is not allowed in the shared patio, laundry areas or walkways around the building. -There is an on-site property manager who is available during normal business hours. -HOA rules state no pets. No exceptions.
